Schedules of Condition
Should you require to formally record the condition of your property for lease or other legal purposes, a schedule of condition can be provided. These are completed in a schedule format.
The Party Wall etc. Act 1996 was introduced to provide a framework for preventing and resolving disputes in relation to party walls, boundary walls and excavations near neighbouring buildings. Accordingly, anyone carrying out work as described above may fall under the Act, and must give Adjoining Owners notice of their intentions.
The Act sets out the rights and duties of both the building owner carrying out the works as well as the adjoining owner. Leach & Co can assist in the interpretation of the proposals, preparation and issuing of notices, schedules of condition along with negotiations in order to agree and publish a formal Party Wall Award; allowing work to start on the party wall.
Conversely, Leach & Co can assist with party wall matters if you have received a notice of intended work.
Design & Planning Applications
We can assist with the preparation of drawings for either new build or adaptations to properties, including guidance of any work that may comply with permitted development, or preparation ready for submission for planning approval.
Similarly, we can assist and prepare drawings suitable for applications for building regulation approval including submissions to either the local authority building control department or any approved inspector.
We can assist in providing measured surveys of building in preparation of the production of drawings for repairs, alteration or new build works.
Measured surveys and the resulting drawings can also be used for lease plans or for accommodating land registry requirements.
Contract Administration / Employer's Agent
We have considerable experience and can act as contract administrators or employer's agent for a wide variety of projects. The method of procurement and type of building contract will vary depending on the project's value and complexity. We can provide pre-contract services and advise you on the most appropriate way to procure the construction work.
Specification Preparation & Advice
We have the ability to create or work with a pre-existing architectural design or convert to a detailed specification.
We can seek contractors to provide competitive prices, prepare and administer contracts, cost control and monitoring, as well as attend on a regular basis through to completion to ensure the contractor complies with the contract and issue all necessary documentation.
We can act on behalf of landlords or tenants using our expertise to advise on duties and obligations under the lease and dealing or scheduling terminal and interim schedule of dilapidations.
Rebuilding Cost Valuations
This is an assessment of a building or dwelling's rebuilding costs for insurance purposes. This is suitable for either individual property or group portfolios if required.
Planned Maintenance Programmes
We can offer professional advice on the expenditure required to maintain properties to a certain standard over a number of years, normally up to 10 years. This enables greater budget forecasting and planning and particularly useful for larger property portfolios / stock.
